Merry Christmas Season!

Let it snow, let it snow, let it snow... It's certainly beginning to look a lot like Christmas - at least a lot more like the Christmas's of my youth in Minnesota. It was starting to feel like it last week, too - brrr!!

I love this time of year! It really is a wonderful time to eat great food, enjoy family (especially children!), and keep in touch with friends. As a business owner, it's also a time to thank your VIP (referring) clients with special attention. It's NOT, however, the ONLY time of year to keep in touch with your clients. If it is, you're losing business because you're losing relationships.

Don't get me wrong, I'm not against sending out Christmas cards to clients, but please don't let it be one of the only times of year they hear from you! P.S. - Over the weekend, Fannie Mae released their newest version of DU - the industry standard automated underwriting system. And, just like everything in the mortgage lending industry, it has tightened more underwriting guidelines. Here's a snapshot:

620 is the absolute minimum allowable credit score for all loan types.
The max debt ratio is now 45% - with only very few exceptions up to 50%
No more Expanded Approval loans (EA approvals)
More credit scrutiny as part of the DU credit risk assessment
