Bill Zimmerman's Weekly Tip - Some "good-to-know" mortgage programs...

Today I want to remind you of the programs I can offer through Summit Mortgage (a direct lender) and some of our wholesale relationships to meet your client's homebuying needs. Here's the list:

- Conventional (all fixed and ARM products available including HomePath, HomeSteps, and refinances up to 95% LTV with NO mortgage insurance if the current loan has no mortgage insurance!!)

- FHA (3.5% down, non-occupant co-borrowers allowed to help qualify)

- FHA 203(k) renovation (can close prior to needed repairs/renovation completed!)

- VA (100% financing with no monthly mortgage insurance)

- RD (100% financing with no monthly mortgage insurance for rural areas - i.e. Kuna & Star in Ada Co. and everywhere except Nampa & Caldwell in Canyon C.)

- IHFA (Conv. and RD only)

- asset-based loans (for clients who can't show enough monthly income or don't have a monthly income but do have great credit and a large amount of savings)

- construction loans (believe it or not, there are some new homes being built...)

Again, Summit Mortgage is a full-service direct lender with our own underwriting and doc drawing departments. Plus, we always table-fund! (we sent the wire to title before anyone signs so there's never a need to wait until the next day to record and get your clients moved in!!)
